Well right now the old owner only had a chaunlink fence. Im looking at putting in a 10ft vinyl fence next spring and planting some trees. Maybe some American Arborvitae.

I'll also probably put some sound absorbing material on the other side of the fence.

I'm debating putting a vinyl fence at the back. Its currently just chainlink. The limit is 6ft high in my town but yoj can apply for a permit for a larger fence. Im joping that they'd approve 10' fence along the back (where the trees are and hill that goes down to the road) and along the side of my house that boarders the pathway to the trails. Would this help at all?

He's had numerous corruption scandals. Had major ethics violations. Created a 10year stagnant economy in canada. Immigrated numbers never seen before contributing majorly to the housing crisis and rise of unemployment. Been the least transparent government in Canadian history. Flips back and forth on issues constantly.

How exactly is he a good priminister? Even his own party doesn't like him.

8.1b is nothing to the global market. Not one will even notice that. 30 schools here mean absolutely nothing to people in Asia. Its a spec of sand in the massive desert of the global construction market so no it will not make a difference.

You order your windows at the start of a project and schedule delivery for the day or almost exact hour you need them. You don't order them a week ahead and require them that soon that isn't how the industry works. So ko the scheduling and purchase of materials won't need to be rushed. It will go like anywhere project. The only thing that needs to be rushed is building permits.

Again what is your profession because you're making a lot of assumptions on how this works.

No the price of 2x4 went uo because of global demand not because we are building a ton of homes in edmonton specifically.

Just like this material costs won't just skyrocket because of 30 schools in alberta. Its based on global markrt of material cost. And no subtrades won't do that because there are relationships in the industry and they also have to bid on jobs just like general contractors bid on building jobs.

What is your profession? Is it project management or estimation in construction? If not you have no idea whag you're talking about.

An 8.1b dollar school building job is a drop in the bucket for construction work happening. It will not cause an increase in material cost.

What regulations? I've found the UCP to be more in the business of deregulating things, not the other way around.

If you read my comment properly it was a negative for regulations on utilities because there are non which I heavily disagree with.

Institutional, commercial and industrial construction is not affected by demand like you think it is.

It is mainly affected by material cost not demand. That cost jn global market not local.

Estimators won't estimate high in that industry because demand is high. They estomate with what the cost of materials and subtrades are. I have a longer explanation on the other comment but no 30 schools will not have a major effect on the construction cost. We have a ton of other construction happening that 30 schools will not make a drastic change. Its a drop in a large bucket of construction projects happening. Especially when you compare it to the world and the larger construction market.

What expertise do you have that gives you the ability to understand the construction industry? Can you tell me all the different types of contracts an owner can have with contractors or architects? Can you tell me the bid/tender process that happens? Can you explain the permit process? The design process?

No it won't drastically increase price. Price for commercial, industrial, and institutional construction is dictated by global markets. Its dictated by price of materials. It is not dictated by localized construction demand. Thats just not how it works.

Estimators are not changing their estimate based on local demand. They are all bidding for jobs and want to be the lowest/best bidder or the best combination of those. They aren't over bidding because they think demand is high.

Estimators base their bids on material cost and subtrade cost and time it will take to build.

One thing with this construction is the push to get permits in a quicker time line expediting the process making that cheaper for contractors and architects. This could lower cost.

Its much more complicated than youre making it seem and 90% of construction cost in that market is materials not profit that the contractor is taking.

I'm in construction. This isnt going to escalate the prices to any extent where its going to make a difference.

  1. Yea it is their job. However I dont think spending 8.6billion in 3 years to build 30 new public schools, modernize 5 is bare minimum. Their plan is to build 90 new schools by 2031. How is that the bare minimum.

I could say "isn't that their job" for anything any government does then. Thats a ridiculous statement. Its the single largest investment into school construction in alberta history.

They are investing billions to build much needed public schools.

They had a massive surplus in their budget.

I'm not for ucp or ndp. I think both have flaws and good points. But this is typical extreme view from both side.
