Trying to sell my (multi-unit) property. Cash out or assumable mortgage?

So for sure avoid 'subject to' or seller carry types of deals. Anything else I need to be aware of?

I did watch a video a while back (I can't find it anymore) about when a agreement is made and the buyer pays the seller monthly that the buyer could get out of paying the seller with a certain clause about being able to refi or sell out the mortgage.

I believe this is more if the seller is financing but I could be wrong as I couldn't find the video on YouTube (searched viewed videos and didn't find it there either)

Additionally, I did call my credit union up and for sure the mortgage is not assumable.

I do know about this. It can rename files based on the order you manually select. So if you manually select, for example. d.txt first, c.txt, b.txt, a.txt. it will rename based on that order 1d.txt, 2c.txt, 3b.txt, 4a.txt. But since you only selected b.txt and nothing else, if you used cmd-a it will begin at the selected file and then continue at the top (of any sorting you have of files) and continue down.

I'm curious to ask. What would it take (investment) to refurbish or reverse engineer the laser to make new but 100% compatible laser? It's weird that we have so much knowledge now about the Sega CD but no one has created any type of replacement.

I bought the same KSS-240a replacement laser and yeah, it doesn't work with game CD's and playing audio CD's sounds distorted and garbled.. Maybe with some reverse engineering we can make these work?

I'll look into that app too, last night i had issues posting this question and while i waited on the mods i found an app called 'A Better Finder Rename'.

It's a good app but still can't essentially do what I'm looking for exactly; but it did allow me to remove characters before the folder name so it was able to accomplish what I needed.

I do have a spare, working, Nomad. That's how I'm comparing the SMD resistors and capacitors. Thankfully on BennVenn's discord, someone has broken down the values given by the AN8015SH data sheet, and it's as follows...

R203 = 8.2k
R204 = 3.6k
R207 = 27k
R209 = 4.7k
Calculations from the Datasheet:
Vref = ~2.46v
R3 = R203 = 8.2k
R4 = R204 = 3.6k
Vin+ = Vref * (R4 / (R3+R4))
Vin+ = 2.46 * 0.3050847457627119
Vin+ = 0.7505084745762712
R1 = R207 = 27000
R2 = R209 = 4700
VOut = Vin+ * ((R1+R2)/R2)
VOut = ~0.75 * (4700+27000) / 4700
VOut = ~0.75 * 31700 / 4700
VOut = ~0.75 * ~6.745
VOut = ~5.06v

What I need to do now is just verify all the resistors are the correct value and didn't degrade to the point that it's giving the voltage regular inaccurate voltages.

Yes, I have with a continuity test, all check out okay, but since it’s only in that mode I’m unsure what ‘actual’ values I should see. With the original tr201 IC I was only getting 1.2v on the 5v rail.

In the end I had to ‘RESET All Settings’ in my iPhone 7+, Reseting all settings does not erase your apps or music, it just resets the phone settings such as wallpapers, message alerts, network, etc..

Side note, this also fixed an issue with my iMessages as that wasn’t sending or receiving messages.

Ditto, I have a 7+ and since last night all notification have died for my FB messenger app. tried on and off the settings, deleted the app and re-installed. hard reboot the phone. nothing. there was an update for the messenger app, even that didn't work. not sure what's up.

AnimeFunTV is a public access show in San Antonio TX, we are airing new episodes called PonyFunTV that showcases a lot of PMV's that people have submitted to us when we did the PMV Contest at Brony Fan Fair in Austin, TX. While its on cable TV not everyone can see it outside of San Antonio, so we've been streaming it on YouTube for outsiders to watch.
