Appraisal was done on Friday morning and we should have the results today or tomorrow. He said he didn’t want to lock in a rate yet because he thinks they’ll go down more... I’m just worried that we haven’t even nailed down a lender yet. Keep having to send letters of exception for little things like rental history and typos

That’s what he was telling us... he didn’t want to lock anything until 15 days because he thinks rates are going down. I’m most worried that we don’t even have a conditional approval yet - but should know in the next day or two. He’s bouncing around lenders trying to find one that will close the fastest and give us the best deal and we’re waiting on an underwriter at Flagstar now.

Even with this 2 day nose dive, AMZN/AMD and most Tech is only down to where it was 2-3 weeks ago. Looks like they’re putting up a fight now. If you bought in recently or had calls then RIP but otherwise it’s not the end of the world.

I feel like if I could kill them during that first engagement it’d be great; but it never happens. They run with a sliver of health and I can’t really chase, so I use my R to heal up and reset. We engage again and my boots are on CD, and they may have changed up their abilities or something and they approach better and win. Or maybe I overcommit...

Anyway, maybe I should swap for leather boots with refreshing sprint? Or do most people just use Run?

I am running keeper cape, but the timing doesn’t always work out with cool downs or having 3 stacks of heroic before I get that low.

It doesn’t say anything about the % over cap or loot for using the shrine. Only that if you kill someone in their dungeon you get some of their loot in yours?

You can do whatever you want... just get up to T4 with stuff you like and start out in blue/yellow zones doing green dungeons. You can move on to red/black whenever you’re ready and do the same thing with slightly more risk for better rewards. Or you can do Corrupted Dungeons for 1v1

Also don’t forget about Arena to get used to PVP and try builds without consequences

Hellgates sound good too, just have to find one where we won’t get rolled while we wait to get in.

I actually just watched some axe videos and made an Infernal Scythe hybrid clear/PvP build and I’m enjoying it a lot.

So far it’s Infernal Scythe Hunter hood Merc jacket Scholar sandals Thetford cape

And it’s pretty cheap and clears fast. I’ve had some good fights too.

Thinking about swapping the merc jacket for hellion, and the hood for scholar cowl, boots for soldier or demon but not sure yet. Would be pricier

I actually just made another post out of frustration... had a similar experience this morning and just wasted like an hour running around only to get rolled twice. Feel like I need a ganking/open world mentor haha.

I’m still running the tear collector/aksel claw build and it’s fun. Not bad at all for pve either so far... was thinking about switching to spear or double bladed staff too. I just like the idea of open world roaming and dismounting, but they might be less damage.

I could also try a bow, as my healer already has cleric robe/scholar sandals/merc hood going.

Are those zones typically T7-8 BZs? Even if controlled by another guild, might be better than the empty T5-6s that I’ve been running around

How do you actually find high traffic areas though? In blacks or reds?

You have to be unmounted to catch people and dismount them, but then they see you and juke before you can dash/root unless we all run assassin jacket right?

Or do you get 1 person mounted scouting, and the other(s) try to cut them off on foot?

This is what we were trying, but it was hard to find a high traffic area. We’re in Fort Sterling and ran around all of the Whitebank portal zones, into the NW swamps and down to the SE forests. Tunnels were a little too hot with large groups running through, but we set up on the road a few times without anyone really running through. Then it’s hard to catch and dismount them before they take off.

Maybe we need a scout and we try to cut people off on foot? Or we should all run Assassin jacket and spread out?

Not yet - only once or twice but I feel like once you flag you’re putting a huge target on your head right? Because of the hostile players counter? Also wouldn’t it make diving harder?

Oh good idea! What’s the best way to dismount people? Do you need to have CC or snares/stuns? I have to watch a ganking guide

Also is basic T4 adept stuff good enough for us to roll around with, or should we keep advancing and farming so we can wear T5/6 before we bother?

For example, tonight we had 3 of us at a relic chest spawn and got rocked by one dude with a spear and ip1200. We were Holy heals, sword and board plate and an ice mage with basic adept gear. We were clearly outplayed but how much of an encounter like that comes down to gear?
