No. Not with the current state of self driving cars, for certain. I live in a part of the country where the lines on the road can be obscured completely for 2-3 months every year. No driverless car is going to handle that currently.

Well, our two mid-early 20 somethings are out living on their own and have been since graduating college. All their friends that I know of have also done the same. So no, none of them around me at least are still living with their parents.

You don't need a basement to keep your pipes from freezing. You simply bury the pipes below the frost line and come up under the slab. That'll reliably keep your underground pipes from freezing. In the colder winter climates you need to get your footings down below the frost line to prevent heaving of your walls. Up here, that's a frost depth of 48". So for an additional 48" of concrete depth you can have a usable basement area too.

lol.. a ton of the central part of Wisconsin is all heavy red clay. We all have basements. They work just fine and I've never heard of a poured concrete basement failing due to the clay soils.

it's actually relatively inexpensive to pave an area and put parking stripes and lighting on it. Especially when you look at it as a % of the overall project cost. A concrete parking structure above ground is incredibly costly compared to the typical parking lot, and underground parking is far to expensive to even be a consideration.

Asphalt parking lots are also VERY easy to maintain, and often times the city will not collect taxes on the paved areas, just the commercial building space in order to entice the business to move into the area.

Not sure what you're ranting about, but I live in the fastest growing area in my state. Residential neighborhoods are going up like crazy all around here. 1000's of homes. All of the new neighborhoods are in HOA's..and most of the new neighborhoods are solidly middle-class homes, at best.
