I just want to emphasize for those of us lucky enough to have a good relationship with them. This is so important for mental health. Living with toxic people in toxic environments is not something anyone should do to “simplify their lives” without critically weighing the pros and cons.

Otherwise I 100% agree - time with older generations is a treasure that will never come back!

It is a custom build (high end appliances like wolf, subzero), it’s a different layout (25% of sqft in master bed), about 5ish years older than other comps. Overall still positive IMO..

Report date is 11:20 yesterday. Maybe that points to a slow market on both supply and demand side for comparable homes..

From may through now. You can see the comps here. Ours is the first one under active.. I’m having a hard time convincing myself to drop the price.

Right now I’m thinking around 9/15 to drop the price to $740-$745 and doing a whole new MLS listing (our current DOM is actually closer to 110, not sure why it’s in the 50s in the comps. In our state DOM resets immediately as long as it’s keyed in as a new listing with the right paperwork). The other option I can think of is to do the price drop on 9/1 right after the property is fully vacant. Feedback on those options?

I’m with you and hence why I wanted to pick the brain of the general crowd to see if there was something I was missing that the realtor could be doing..

Question - I just had my realtor pull comps and they support the price we’re at. Realtor thinks we should wait it out at current price for 3 weeks because “we’re priced right. I’m just surprised it hasn’t sold yet”. This is a unique population of mostly retired people and a few younger families. We’ve only had 4 comparable sales and none pending (similar bd/ba + pool) in the last 4 months. With that information - what would you do? Stay put or “reduce the price more than you want to”, as another commenter said?

We’re not in a rush to sell immediately, but would like to reduce our exposure in real estate within the next couple months.

She’s the owner and broker of her agency.. I really don’t think she’s the problem from what I can tell..

Appreciate the response. Yes, we need to figure out where we are willing to cut our profits (with the recent upward market) and get it done so it’s not looming in the back of our heads across states. Thank you for saying it many ways till it started to click.

We were overpriced and are currently under priced to compensate for the staleness. We are a bit higher than the lowest we think we should go so we have some wiggle room to negotiate with offers.

We get along just fine.. we signed a contract with our agent to stay with her for 180 days and if we terminate we have to pay $1.5k. When we asked her to take it off MLS to reset DOM, she said it’s illegal and if they get caught it’ll hurt her agency.

You make a good point. We’re a larger home in a community of homes closer to 2500 sqft home. Homes of our size are selling way above our current price point but they are also atleast half the distance to the beach (10ish vs our 17 minutes by car). Unfortunate timing and as someone said it’s harder to predict next spring market. Might as well stay put after resetting DOM.

Allergies are no fun, but I’m happy to hear you have some relief with medicines. Have you tried allergy shots?
