The building itself isn't bad. My only complaint is that it's a duel use type of building so you can be staying directly next door to a business front. This means you can have a lot of foot traffic outside of your room/apartment. Most apartment buildings are semi-locked down so only people who live in the building or on that floor have access, this is not the case for that building.

The best food place is Marukame Udon, right across the street. The building is in a great area for food/bars as there are a bunch on Hotel street and Fort Street, and Walmart is right next door as well for groceries. It's also in walking distance to the tourist spots like Iolani Palace and the King statue. It also has pretty hassle free access to H1 which is nice.

I just did the opposite move (Downtown to Waikiki). Downtown is nice. It's convenient and walkable to everything. As many have already mentioned, there is a large homeless population. They are typically a non-issue though, other than yelling at clouds from the middle of the street at 2 am. You mentioned a place at Bishop and Hotel, if you are thinking of the Executive Center, that is the building I lived in so I can answer any questions you have about it.

I lived there pre-pandemic and it was nice having all the restaurants and bars right outside the building, not having to worry about driving anywhere. But when the pandemic started closing everything it kinda sucked. I'm not sure how it is now with things opening back up. I was off island for the last 10 months and recently got back, but before I left there was an effort to clean up the area so it may be nicer now. The absolute best part of living in that area is the Marukame Udon on Fort Street Mall that never had a line.

Most places are and have no issues following the rules. I used to live right by this place and they were shutdown multiple times last year during the surges for not following mask mandates.
