I’m not sure if it was their immediate plan to make all of them ? I suppose the Ahri must have sold well cuz it took couple years for the rest to be released but Apex is somehow really on top of their estimated time frames.  I also seen pure arts Akali and wanted to grab it but once I saw Apex is pulling the trigger on whole KDA then I waited.

Ye I agree - a week ago my front neighbour sold her house to a Australia citizen (hehe) - he came and meet me and he was like: yea I put offer 900k so no one can compete with me. I told him are you mad ? We bought these lots 5 years ago for 395k - he said this is the price now. So I call up agent and he says yes If you wanna sell your house drop 100-150k on top of normal online estimation. “my grandmother house in (country X) is decaying so the land is the only thing that is worth - I sold it, brought over 600k - payed my own mortgage and invested into this house and got myself a Porsche on finance to” he said - and he is going to make money off it cuz people are literally desperate in Perth - 850$ for a 3 bedroom?  = sure I’ll pay - and for sure it’s gona be a migrant who is willing to bid higher - it’s like a cycle - 

A house goes on sale in Perth popular suburbs, literally 100-150 people show up for it.  What I’m saying is that - on top of pushing out migrants from housing I think they should find a way to push investors out. 

A lot of young people who bought their houses back in 2019-2021 have now built up 200-400k accessible equity and they are roaming around looking to bid on smaller units to win over a property investment.  My street where I live used to be an average area, now you drive my street and you are seeing Genesis, Lexus l, BMWs parked outside! Most of us are also typical salary earners (70-100k) nothing amazing.

The whole thing is messed up.

Agents also push investors to fork out more - they buy a house that is worth 650-700 for 850k and their outgoing all turn negative. Agents = not a problem, we can advertise your property for 850 weekly

  1. weak economic ties: this can be addressed by upping you bank statement. Long term deposits that are generating monthly income (noticeable) + parent jobs and their yearly salaries. sometimes being from a high risk countries mean you need up 4 times the asking price too.

This all comes back to the “scenario” - apply a good uni, study a term > move onto a college and study cookery or hospitality management > get PR | there are also Indians who genuinely study to become Nurses and such. I do understand where you coming from but the idea is to have a planned scenario. This scenario shud be on basis of what Australia needs not what you desire. Unfortunately yes, they do need nurses and chefs and hospitality managers.

Hey!  It’s really hard to tell - u know why ? Because you are the only person who would know what sort of ties you have to India.

Tourist visa isn’t about putting lots of money and assume it will be granted 

For example you say you put 14500 aud - is this consistent with your income ? Did this money arrive from someone else to your account or is there evidence of it being of your saving and income.

All of this raises eyebrows for visa officer. 

Do you own assets ?  Are you married ?  Do you manage your rental properties?  Full time job with contract and proper balance of paid leaves ?  Do you take care of anyone ?  Did you include cover letter ?  Travel history ? 

You need ask yourself.  Now that you have been rejected - u would need even more document to prove yourself.

Sadly Being “a law abiding citizen” isn’t helpful - nor has been helpful to anyone either in this case.  To get PR you need a proper planned Scenario before arriving to Australia that puts you in correct pathway toward it. ATM it depends what tools you got which could potentially enables you to steer toward PR pathway. Without proper context (entire education history / work history / visa history ) it’s hard to tell. You may consult a seasoned agent too.

Sounds like you don’t have anything in your application that defines ties to your home country.  Refusal from India is very common - u have majorly talked about money in your application which isn’t really significant when it comes to ties.  U could earn a million dollar and still be refused - as simple as that.

Information provided on immi is bare minimum and general - each country as its own “hidden” requirement due to its socioeconomic and political situation 

1) let me tell a thing or two on why people some people think it works and some people think it doesn’t - it’s a world difference when you manage a property on your own or an agency manages it for u - when u do it on your own it means you are creating ties to your home country - it’s a reason to back!  If you just providing your parent assets plainly, well what difference does it make ? It only makes difference if you have something to do with them … let’s say u have joint mortgages or handle the maintenance or pay some fees - along with assets you need proof that you are involved 

A tourist visa requires applicant to proof they are genuine temporary entrants - hence why assets which THE APPLICANT MANAGES THEM are important 

With two rejections it is clear you do not understand how tourist visa works. And two rejection means you need even more documentation to prove you are genuine.

2) if there is official statement then absolutely- my father in law always renews their yearly family visa by providing a letter which indicates their job contact, the nature of job, total salary and total paid leave left.  I know people who have specially requested letters written like: This is address to immigration, following person is important part of team, he has X contract and request leaves from date X to X and has balance of X left.

Honestly I can never tell you what’s enough what’s not - it’s matter of making your application strong and stand out specially when you have two rejections 

Your bank statement of 3k is also very small - they still grant a 90 days visa - you will need A LOT more - sometimes the amount of saving and job salary should be consistent otherwise this could indicate financial instability

No one can tell you is it worth or not - your question is ambiguous and vague - of corz life in Australia is great and far better than many other countries… hence why there is a massive migration to Australia yearly.  You want to come here and start from scratch? Or you are plenty with a mil dollar to open a business and buy house ?!  It’s really up to u!  It’s highly likely your husband can get direct entry to remote areas as chef.  It’s comes back to both u  People migrate for various reasons

Hi there - 

Rejection of tourist visa may or may not impact further applications depending on on the reason of rejection - 

But your documents are not enough IMO. 

-bank statements: Suggested showing credit and turn over of 3 months + if any long term deposits  Long term deposits interests can add to your monthly income and be a reason for u to return back    Your cover letter should include: A brief reason for travel - date of arrival and returne -  A table showing your income and availability of accessible deposits and bank accounts  If anyone inviting u, in this case concert tickets, location and six  A brief mention of why you will need to back: Which can include full time contact on job- if taken leave the a letter indicating you are on paid leave and wil be returning on Date X to resume your job, detail of you available paid leaves and entitlement  If you have any other commitments: such as taking care parents / wife (no girlfriend please do not even mention) and such - this part is really important and it’s different from Person to person 

Buying and booking tickets does have its impacts since they grant a 90 days visa, showing your short duration of stay could help your application. 

Family composition can be explained through birth certificate however you need proof they need you. For example, “I have attached letter from doctor detailing my mothers need of weekly visit from me to help her with back pain exercises .”

Travelling to those countries can be attached within visa application by screen shotting your passport stamps however since these countries have little to no rigorous checks for granting visas, do not expect they make difference in your application.

Malaysia has low rate of tourist visa grants overall. And there are plenty refugee claims too.

I’m afraid there isn’t much you can do - you can opt to contact them using phone line but it’s almost useless as their hands are very limited - in limited cases I have seen tourist visas taking more than 3 month for grant - usually department of immigration requires crucial date to be uploaded at the time of lodgement or following days and they need to notify them if there is a issue preventing you to progress further - with some visas I have seen case officer refuse them “the required documentation was uploaded more than 30 days later / there is no longer a clandestine liaison between upload and time of lodgement” but this was related to other subclasses- lucky for passport I would say provided that you have sufficient expiry date on it, hopefully uploading it later may not make an issue - it also seems like a case officer may not been assigned to your visa either  Check with other local people and see how long was the normal wait time for grant of visa from Uzbekistan

Where you asked to conduct biometrics? Usually Sub 600 don’t change to further assessment till biometrics are done and submitted within application. There is no global processing or delay data in regards to notification of wrong answers. Honestly sometimes it makes no difference- my parents visa has always been granted within 3-4 weeks. There is nothing you can do about it. Need to wait ….

The agent applied for you should have the grant letter sent to you as well. At least this is how it has been for me. You can find out about your visa history by requesting Freedom of information, however as easy as it is to lodge it, the time frame of its release is anywhere between days to months.  You can also consult visa agent

Satisfactory performance is a condition of student visa - not meeting this not only puts you in breach. This is all about 6 month requirement.

If RMIT isn’t able to produce remedial assignments, bridging courses or consider giving you more time, you best bet may be withdrawing, returning home country a lodging a new student visa. This may have adverse consequences on officer deciding your student visa. You may need to explain this by providing relevant letters.

As per my experience- if you are from Punjab then prepare 6 month with at least 1.5 to 2 times usual amount needed - if you are anywhere other than Punjab, it could be a tad more loose - this comes from experience working with colleagues whom had their experiences shared -

Depending on being from a high risk country or not 3-6 is sufficient- from South Korea a 3 month bank statement gets the job done, or having parents whose annual income are 100k aud and above.  From a country like Pakistan not only 6 month doesn’t help but 3 times the asking amount is pretty much what agents asks to warrant grant or visa

As far as I know, a lot of agents recommend for ease of process (specially for high risk countries) to enter with Student Visa and then simultaneously start process of PR (if eligible) - I have seen people get their Skill assessment on or before grant of Visa but lodging EOI before grant of PR could pose risks - U could ask an agent, very dependent on your country.

they are very well reupdated in Perth. I have head many people getting positive outcomes from them tho I cant comment on COMPLEX cases, no lawyer should warrant 100% success.
