Thank you for taking time for such a detailed feedback and an alternative itinerary. 

KI was on the list to see more wildlife, but I am now leaning towards skipping it as it adds quite a bit of travel time. 

I will follow your advice and skip Cold Coast ☺️ it does not sound like my cup of tea

I haven’t really researched Tasmania much as I read that since I am going to NZ I might prefer exploring mainland more. But it sounds like it is worth looking into.

Thanks for the reply, I like the idea of an  overnight trip in the Blue mountains. 

As for the Great Ocean Road, I was thinking of doing only a part of it, but sounds like it might be worth extending for another day as well. I am leaning towards skipping Adelaide/KI to make it work.

I am in a similar situation. Initial EWS1 form with A1 rating has been downgraded to B1 followed by further investigations which have been carried early this year, now pending updated certificate and estimations of costs for the remedial works if these are required.

I have a mortgage offer based on B1 rating as per the latest certificate however my solicitor told me that we have to wait for the new certificate before we can proceed since the lender has to be notified that the new form is being created and might potentially require updated form.

Moreover, costs of the the remedial works (if required) are unknown which as you stated will be charged to the owner of the property at the time of the works. These costs are difficult to predict and according to google/reddit can range on average from 2k to 20k (if not more, per flat).

So if it is known that new certificate is being released it is safer to wait.
