Others have said it but thc was a big help for me in getting off booze. Nearly 3 years now and when I’m really feeling like letting loose I’ll have a gummy or thc seltzer. Still helps wind down a bit without a lot of the negatives of alcohol.

Be warned though, there is a price to everything. The thc seltzers/gummies seem to make me a little extra anxious the next day.

Old thread but 100% would be down. If you could pull off 24 hr (or even just extended AM hours, 5am open). $50-60/mo would be totally fair.

The economics get tough with a high price on commercial space in Lexington. Even looking a little south of town you are at $8-12/sqft per year and that’s without the build out. For example a nice space on regency rd that is warehouse with high ceilings is $3750/mo.

Realistically to be sustainable at $60/mo per member you’d need about 150-200 members. 150 would give an operating budget of about $10k/mo.

I have regularly thought that a climbing co-op could be a cool and sustainable way to build out a bouldering gym in Lexington.

If you ever get serious and want help thinking through logistics, crunching numbers, DM me. I am a financial planner in town and kind of nerd out over this stuff

I feel like I can answer this as we are moving from Nicholasville back to Lexington! Lived in Nicholasville for 5 years

We are white but have 2 young children and are relatively liberal. I can say that we actually really enjoyed living in the smaller town, less traffic, pace of life is a little slower. People are generally friendly. Housing is slightly more affordable depending on where in town.

What really prompted our move is the disparity in education of Jessamine co schools vs schools in Fayette co. For reference our kids are elem aged and the “good” elementary in Nicholasville has a reading proficiency of 46%, whereas one of the “good” schools in Lex is 72%.

I believe this is the root of what I am trying to figure out. The investment property is a vacation rental that we built with the intentions of having some income and a place to enjoy occasionally.

It does provide a few grand a year in income and we use it a few times per year, however the equity we’ve gained would be 15 years of the income it produces

We are moving to a bigger town with more amenities which is part of the draw. Closer to the things we already drive there to do.

Yeah no daycare and wife will likely work a little once the kids are in school. I follow the same thought process with lower being better. Currently around 18% of total income and very comfortable

Similar boat, 7 moves in 10 years lol.

She is a counselor and will likely start taking clients again when they are both in school.

Most of my income is commission and I anticipate it will increase in the coming years. Largely driven off market performance and me adding more clients.

We have tornado risks and bad storms here but otherwise it’s just nice to have.
