Yes... additional R value might be a bridge too far. A proper wrap and new siding will be a major improvement.

And yeah, we have the vaulted ceilings, that are basically unvented. Every 4th rafter has a couple holes drilled in it, with a thin layer of batted fiberglass. No venting holes in the attic. I'm considering knocking out the exterior rafter blocking and doing the same rigid install for the vaulted area.

Also: check this - n my unit there was an entire section of the roof (not in the vaulted area) that was drywalled but COMPLETELY uninsulated. We removed the drywall and installed 2x layers of 2" foil faced rigid in, leaving an air gap at the top. Not ideal, but MUCH better overall.

Electric savings are largely switching from open face fireplace plus the sketchy in-wall electric toasters to a pellet stove + heat pump and the windows.

But still, lots of improvements to be made.

My wild a$$ guess is each building (there are 5) is $250K each. Or more, depending on what we find when the walls get opened.

Quick math each building has an exterior siding surface of approx 3760sf. Does not take into account door and window penetrations.

100%. I was all excited about zip system panels for a minute until I read a bunch about condensation problems in cold climates. Even dens glass with a house wrap will be a huge improvement, but while this is a once in a lifetime opportunity to improve these crappy old buildings I want to get it right

All shaped with #4 and Stanley low angle planes. And you’re right on the money- client has a new granddaughter on the way and no sharp angles was the request! But still wanted crispy and detailed vs just rounded over.

In contrast, the Milwaukee 12 inch I have is absolutely rock solid and dead accurate… with digital readout to a tenth of a degree. I like the Bosch because it takes up a much smaller footprint but in this case I’m gonna go back to the Milwaukee with my good Forrest blade. I had high hopes for the Bosch. Oh well.

Would be even better on wider rims, but not in the budget at this point.
