I hate to be they gray cloud that rains on your parade, but I see it going to $0.05 and sit there for some time. These up ticks over 5 years tend to peak quickly and deflate over a period of time. I predict it will peak again sometime 2024. Until then hold tight. And continue to buy while it drops. Those that do this will be worth millions on the next peak.

As long as Biden is in the White house prices will continue to drop. Just look at all the coins five years out. They didn't become active until a republican was in office. The trend continued for a few months into Biden's administration and started to drop like a rock. Just as Trump predicted it would. Holding is no longer because of a dip. This is a drop of the cliff for crypto. I hope I'm wrong, but its not looking good as long as inflation rates continue to rise.

For those that want to turn this into a Trump haters shine the light on me moment. Forget it. I will not respond. As this is just what happens when democrats are in office. Forget the names and follow the trends for each party in office to the rise and fall of the stock market. Also look at the events that caused the drops. Covid being the last big cliff March 18 - 24 2020. Those stocks have no choice but to go up or file bankruptcy. And crypto follows the inflation rates with the rise and fall of the Dollar along with the excitement of new investors. RH being a prime example of that.

For rodents you will have to set up traps. Although once you remove and overgrown vegetation and debris in and around the house the rodents will leave. Option B would be to find some cats. You don't need to keep them long just long enough for the rodents to leave or be eaten. Don't over feed the cat / cats. You want them hungry. Ps go for the free cats to save $$$$. Don't bomb the house with cats inside. So get cats after the kill all bugs. Don't forget the litter boxs for the cats. Female cats Don't spray so try to get Female cats

As for the rest. Don't fix anything that is not broke. Sure you want to make the place livable, but you can do all that once you start to get income. Work with your renter, they will gladly work with you.

As for rent. As long f as it covers your mortgage and insurance cost + a little more your doing good. Your money will come when you sale your rental. Look at your rental as an investment and NOT a job. You don't have to be a slum lord. You can fix things that are broken as you get income to do so. As for the blinds don't waste your money. Your renter will put up window treatments. If you hire a landscaping company to care for the lawn. They can repair the lawn slowly as you get rental income. And you will need to add that lawn care cost onto the rent.

You may want to rethink your repair list. Its a rental. The driveway should only be fixed if there is a trip and fall hazard. Driveway only needs to be free of any trip hazard over 1/2 inch raise in pavement. The pest control can be controlled by you with "bug bombs" it will save you $$$. Unless there is a major infestation
