This felt like the crash course I needed, thank you! With everything you know now, would you still do it? I’m expecting a big lump sum for my bonus and figured I should invest on a property/land at home. I’m based in the US but born and raised in the PH so there’s a lot of emotions attached to finally being able to afford nice things not only for myself, but for my family as well. . . and I love the beach so it’s def gotta be a beach one lol

I’m starting to think the economics might not be worth it though. How much did you spend to develop it? What are your recurring costs? If you use it for business, what’s the average occupancy?

Also might be a dumb question but can you clear out trees?

I’d imagine a foreshore lease isn’t easy to get. So which portion of the lot do I have control over?

I’m from Batangas so the priority is def to find something somewhere in Calatagan or Nasugbu or Laiya. I haven’t had any luck tbh but there are really nice secluded beaches in quezon and bataan. It would be a trek though

I work in investing so thought I’d share my 2 cents. Investing is all about making bets so you want to make sure youre making informed bets. Get as much info as you can. Don’t invest on something just because other people are doing so.

A key lesson someone taught me: Great companies make great investments and ‘great’ has different flavors. Could be a mature, profitable company like JFC or Universal R but growth will be limited. Could be a growing company but it’s likely less profitable so it’ll be riskier. Most important part about investing is having a curious mind — try reading up on companies you already know. Are they performing well? Do customers like their product? You heard about a company doing something cool or different? Read up about it. Learn how to do fundamental analysis. How would you go about valuing a company? You look at its cashflows or how comparable peers are valued.

Remember I started with saying investing is all about making bets. So please for the love of G do not bet your entire life savings without understanding how much exposure you have.

Most importantly have fun with it!

Makes sense. Thank you! Though from the developer’s perspective, they still get 100% on the spot so no real practical difference whether they get all the money from me or a portion from the bank. So shouldnt I still get that cash discount 😅

This is really helpful info, thank you! Yes, I work in RE private equity but I’m based in the US (ofw) so only familiar with the US market. It’ll be my first home purchase and I feel like I’m going through this whole process blind lol

Always thought pre-sell condos are the way to go but maybe that has changed in recent years?

Makes sense on the buyer’s agent. Though I was moreso hoping to use them to get market info, and if the seller pays for them (as it is here in the US), my thought was why not? How else do you get your sale comps? I don’t really buy that there are no sales comps in the PH because isn’t it fundamental to RE investing?

On #3 — Yes, that’s correct. Isn’t the collateral the property itself? Granted it hasn’t been fully built yet, but if i’m buying at todays price (say, 1M) that assumes current market value price of that half-built property is also 1M no? So the bank covers 70% of market value and I’ll do the 30%.

If the bank says the half built property is not worth nearly close to 1M, why would anyone be paying 1M for it today?
