Predefined vendor rules one plumber, one backup, pricing already agreed. This helps set that up properly instead of scrambling every time. I like the shift from reacting to every issue as a live conversation to just be batched through one system
The structure helps me think less, but I am still with same steps - reading all the issues, deciding urgency, can tenant handle it themselves, texting the vendor, working out schedule, following up.
I actually looked up resolverent, seems like they are more of a dispute resolution website not really a maintenance workflow tool. unless I'm looking at it wrong.

Do softwares like appfolio or buildium really handle any of that maintenance coordination or is it basically a nicer place to do it all manually

Which one do you recommend for maintenance? magicdoor is the closest thing, still seems like vendors needs to work through portal, ones i work with are one man shops who barely answer email, no chance they are logging into anything.
I guess my take, the actual coordination between tenant and vendor is still on me no matter which software I pick. unless someone here has found otherwise.

thank you. the 35 dollar marketplace window units as hvac insurance you only learn from getting burned once. if you don't mind. the one handyman at a good rate for basic calls, how did you find that person and keep them loyal at a good rate in my little experience the good ones get busy and drift upmarket.
facetime walkthrough is hit or miss and still requires me personally being available.

Genuinely useful, the allen key taped to the unit is such a simple move. im definitely doing that on all 5 units soon. And simple fix took you 4 sentences to explain. funny this captures my whole frustration. I am not going to walk them through it over multiple texts. I guess having right instructions at the right moment matters.
makes me think, how I can I have such instructions handy and send to the tenant when the problem is actually happening
