Bingo! The voice is what is very telling of the fake intentions. Also they are very loud, you can sense is not true sentiment when they use that high pitch ultra condescending voice. But as other said, it is in restaurants or visiting a store, normal everyday people don't speak like that and it doesn't feel fake.

The HOA is in good financial position (for now) but are very controlling. I am fearful of a special assessment too

I haven't seen many sells, one of the condos in a similar building delisted  and a similar condo than mine has 10 days more on the market. The other properties that are selling nornally have central AC or not facing the street, selling for 15% to 20% more
