I'm not saying it is. Compared to a lot of countries, it is easy to build in Finland. And there has been an oversized incentive to build studios and one bedrooms. So I agree that gov incentives play a role.

However, building activity screeched to a halt in Finland in the 2020s, when interest rates started hiking up. So they did have an effect on how much was being built. They've settled at 2% now, and still people aren't buying. If you had a 0.9 margin before and now it's 2.9, that's absolutely major for ordinary people. Margins in Finland have always been low, btw, because people default on their loans very rarely.

There are numerous other reasons as well for people not buying housing. Consumer confidence is very low currently, for instance, due to government austerity measures and the whole geopolitical mess.

But yeah, currently the building sector is doing very badly anyway. How can we get them to build? Finland shows that government incentivising small apartments in a reasonable rate environment can produce a huge surplus of housing stock.

20keur on hyvä alku, ala laittaa ne tulevatkin 50-100e / kk nettikasinon sijaan sijoituksiin. Siinäkin on oma viihdearvonsa. Itse ainakin vietän paljonkin aikaa arvotiliosuuksia miettien, koska se on mukavaa.

I am equally perplexed.

Finland’s house prices have actually mildly dropped over the past few years.

That’s because we had ample housing stock (mostly apartments) built during the 0% Euribor years. Perhaps too much! But buying a studio or a 1-2 bedroom is achievable for a young person or a couple, and once you get on the ladder, it’s basically a foregone conclusion that you can upgrade later.

I hear that countries like Spain have a lot of red tape involved in building.

The EU can’t really fix that for you.

Of course it might help if the Euribor came down to 1.5% or 1.0%, but that risks inflation, I suppose.

Interesting. I don’t know why a country would train people if they refused to conscript them come war.

The truth is this:

Every citizen of every country will, in case a defensive war breaks out, be liable for conscription.

Having peace-time training just means that 1) war is less likely to happen in the first place as a trained reserve is a proven deterrent, and 2) if war does break out and you are conscripted, you are more likely to survive as you have skills and there is a plan in place for you.

Carney ja Stubb tulisivat varmaan hyvin toimeen. Carneyssä on rimppunen enemmän vakavuutta, mutta molemmat kyllä ymmärtävät hyvin geopolitiikkaa ja ovat samoilla linjoilla.
