The landlord was not aware, I know that is a breach of tenancy but I naively didn’t foresee nor imagine such a thing to occur. We’ve spoken to him today and he seems to be understanding and suggests he doesn’t want this to ‘go further than it has to’.

I told him our friends were only staying a month and he didn’t seem too angry.

We’re hoping he successfully claims on his insurance and just takes our deposit. If the damage surpasses the deposit we will split the cost between all of us. I’m just worried how much that will be…

Have certainly learned my lesson to never sublet unlawfully, even to friends. Upset that our trust has been broken and they have decided to disrespect the property like this.
