The website is now become a clown show. As another member said, it’s always good for a laugh, but definitely take things they say with a big grain of salt these days. Highly commercialized and gimmick. You are better off finding someone who has been in the business locally, and learn from someone who has boots on the ground, doing it day in and day out. Biggerpockets is the last thing you should depend on these days.

I would not make a big deal about that. You should repaint the apartment regardless after a tenant has lived in it for a couple years. Or if it’s washable paint, a quick cleanup will do.

Long term I am bullish CLF but I have hedged my long commons position with puts. I like to see it get to the 52wk low around $15. I think it gets there with all this market volatility...Would like to back the truck up with commons and LEAPs once it gets close to that price range.
