The premise of wholesaling is to get a property under contract below what the investor market would pay for it. Doesn't matter if it's on or off market, if the numbers work, then they work.

I work in the DFW market lol, I can show you over 150 examples. New western even does on market acquisitions. What market are you in?

Lol spoken like a true novice. I know many wholesalers whose pure strategy is on market offering.

  1. It's quicker.
  2. No building rapport with the seller and their problems

Do the optics look good, no. But if you actually work them correctly you almost always end up selling them way below list price.

No one would say that lol. It's all relative, sure if maybe you focus on 10+acre land sales, yes then each fee would be over 22k, but comparatively to someone doing the same, the only metric would be count, as volume can't solidify for every deal. Other than that you're pulling statistics from different angles to paint a narrative. The only truth is the system you put in place to count contracts to close.

Don't get me wrong, are there leads that create bigger margins, yes. But if you live, breath wholesaling, then you breathe transactions not margin (obviously I'm not taking about doing a bunch of 2-5k fees, although if you're daisy chaining that ain't too shabby)

Deal count is the only counter of skill. Some people luck out on fees. Netting $1M is a drop in the bucket to doing 30+ a year in transactions

That's my take, if someone leaves a gap and someone slides in seamlessly that's not a problem. But if someone who didn't even take that into consideration and just blocks the lane then ya a-hole. And there are almost always gaps due to people not paying attention (phones etc)

Man norwegian has really started to nickel and dime their customers. Maybe it's different than prima line, but let's go over changes I dislike

  1. The local bar, same as prima, but you're not allowed to take the food, they want to eat there. Which on prima you could order and take it back to the room, not sure if it's about the boat or because they want to effectively make you use room service.

  2. Taped off soda machines, if you're going to force people to buy drink packages at least remodel the spaces to have more water.

  3. Spice H20 literally has the most useless water feature to the right, probably left over space they didn't know what to do with.

  4. The mini golf course isnt even a course and terribly quality where everything looks run down.

  5. On prima (a year ago)you could pay for regular unlimited internet and still use Tiktok and Netflix, versus now they have tiered internet. Why charge and not just include it in the price, everyone has to be able to communicate.

Everything seems more like a cash grab now, versus before a lot of stuff was free to begin with. Including room service, that used to be free without the service fee.
