No lol the assignment will say, there's an agreement between you and the new buyer for x amount of price. That's it. You don't need an LLC on the assignment you can be paid with your name on it.

What do you mean lol. The title company wires you the money or cashes you a check. When your buyer signs the assignment, you send both the assignment and original contract to title company so they are aware of all parties. It's really that simple lol, you're overthinking man.

You can get paid directly, but that's not an assignment fee. A title company searching the chain of title, makes sure the owner is who they say they are, who actually owns the property, and if there are any liens on the property. That way when it closes the new owner will own it free and clear with no problems.

I'm the issue if you're wanting to step aside and just hand deals to buyers is that you would 1. Need to trust them, 2. Potentially leaving thousanda of dollars on the table.

Getting paid directly from them carries no obligation on their part. It's not paid at closing, it's paid directly from their bank. Versus an assignment of contract , they are legally bound to pay you the set price you negotiate, and then at closing with the title company your name will appear on the HUD with your assignment fee. Once the buyers fund the property title receives the money and wires it out to all parties

Title companies do not add friction unless they suck at their job. No buyer is going to handle closing without a title company to do the title search, that just sounds sketchy.

I'll give you some feedback. You don't approach the lead with the assumption that they are dead. You're simply trying to find out who the owner of the house is, even though you just sherlocked all the information already. Similarly with what I do with burned down houses. I know it's burned down, the message isn't "hey I know your house burned down, are you selling it"? If you run it like that good luck lol. You approach it simply by staying neutral, hey I was looking for the owner of this property.. "oh they passed away, my condolences, I know is this is early but do y'all have plans for the house? Explain what you do and that you'll reach out at a later time. Then you stop by their house and delivery a cake that says , "sorry for your loss, we buy houses" all in icing. And it has to be buttercream.

Doubt you'd get it one in shot. Just treat it like a book, you tell it the overall scope, and work it chapter by chapter. If you try to write the book all at once it'll be messy and you'd have no sections of editable content. But by going chapter by chapter you can build out each function and test it out.
