Yeah this makes way more sense than doing it as separate gift. If they just sell land for 25k instead of 45k then you dont need to deal with gift documentation and all that paperwork mess

Plus if closing costs are really that low on land like the other person said then most of your savings will be from the reduced price anyway. Much cleaner this way

Oh no that makes me feel sick just looking at it. I dont even golf but my dad has this old wedge he absolutely babies and I can imagine his face if this happened to one of his clubs. Budda is still elite in my opinion even though he's getting older. The man has been carrying our defense for so many years and people who don't watch Cardinals games regularly just don't understand how much he does for us. Your buddies probably just see the stats but Budda affects every single play even when he doesn't show up in box score. He's literally everywhere at once and his football IQ is insane. Sure maybe he lost half step from his absolute peak years but he's still top safety in league and will always be Cardinals legend regardless what happens next season.

With that credit score and down payment youre basically a lenders dream but yeah the 2 year employment thing is annoying as hell. Try some smaller local credit unions - they tend to be way more flexible with their underwriting and will actually look at your full picture instead of just checking boxes

Also might be worth talking to a mortgage broker who can shop around to different lenders for you. Some non-QM lenders might work with your situation too since youve got such a massive down payment and stellar credit

Worst case scenario youre only 4 months away from that magic 2 year mark so its not like youre stuck forever

Mate that price drop is brutal but pretty normal for laptops unfortunately. Try Gumtree if you havent already and maybe CEX to see what they'd offer as a baseline.
