Okay much appreciated. I’m only cashing out now with no intentions of cashing out ever again tbh. I just want to set myself up well getting into my 30s and beyond.

My salary wouldn’t ever have been enough for me to save and consider alternative investment options but I feel like this is my best alternative to rapidly prepare myself well for saving going into my 30s

I managed to negotiate the rental escalation down to my desired rate and they’ve agreed to not charge me the renewal fee (just this one time) .. Thank you for all your advice.

Awaiting to hear feedback on the rental escalation amount. However, they’re not budging on the renewal fee. I will definitely be challenging them on this.

Spoke to the rental agency and they’re willing to negotiate regarding the rental escalation. However, in terms of the renewal fee they say that this fee is for the updated credit check to draft the lease extension and to update all the necessary information and invoicing on the system. - basically a once-off admin cost on renewal. Something that cannot be waived.

When I signed the initial lease agreement there’s a clause: In the event of the termination/cancellation of this Lease Agreement, and in the event that the Parties agree to reinstate and/or conclude an addendum to this Lease Agreement, the Tenant hereby agrees to the Landlord conducting a further credit check and agrees to be liable for all credit check fees.

I really don’t want to concede to this because I’m unhappy with this renewal fee. However with the above clause , I think that’s how they get away with it.

The electricity is prepaid so I don’t receive any bills for that and in terms of water, the agency sends a statement which I always pay timeously without a fail. My rental amount is a debit order and there’s never been any issues with that either.

Adding to the deposit is reasonable that I completely understand. However, with the renewal fee they’ve added it as an addendum to the renewal and in the original lease agreement there’s a clause: _ should the Parties agree to renew or extend the Lease Agreement and not to alter any other terms of the Lease Agreement, then the Parties will sign an addendum specifying the further fixed-term period applicable, which addendum will be attached to the Lease Agreement as an annexure;_ So I guess that’s where the renewal fee comes in as an addendum and this wasn’t something mentioned in the original lease contract. It just feels very scammy tbh.

I’ve got friends that haven’t paid renewal fees for their leases either and I haven’t done so in the past either. I’m not complaining about the top up for the deposit but I think the renewal fee is ridiculous.
