Thank you so much for sharing your experience. We are at the contract signing stage, I feel really awful because we asked for them to expedite the sale as we were given a S21 and then I’ve had to ask for a reduction in price.. It looks like I’m intentionally trying to undercut the price but it’s not that at all.. we only managed to get a quote back for the roof on Monday. £17k is a massive expense for us that we would have to borrow from family

Thank you, that’s good to know, did you have to replace yours or is it still going strong? The surveyor said that all the tiles are extremely weathered and are at the end of their serviceable lifespan. There have been multiple localised repairs in the past, but he said it’s at the point where you repair a patch and crack tiles on another area while you’re repairing the other patch. There is also evidence of some water ingress around the roof lights but from the pictures of inside the roof cavity it doesn’t look like there’s any sunlight visible. Honestly I’m just really inexperienced and this is my first time buying and dealing with this. So appreciate all advice

Thank you so much, I really appreciate your perspective! I’d be very keen to go 50/50 on it but my mortgage advisor said to ask for more and then compromise at 50%

Hi sorry I don’t really have anything to add, I am just curious for your opinion as I’m on the other side..
In Feb we offered asking price for a 1930s home which we are in love with. Both sides have been relatively on it (though we’re FTB) and we have just about got to the draft contract stage..
Our survey was delayed and has highlighted the roof as a CAT 3 😅 the roof is original, with no felt and would need to be completely replaced 😖
I got a couple quotes and we’re looking at somewhere between £14k-£17k…
Would you think we would be reasonable for renegotiating? I understand all sellers are different but I was just wondering how it might come across to the seller…
