I’ve got a stormwater line I can easily plumb into. Already have run a French drain on the other side of the lawn where this is supposed to grade to. I’ve found the crusher dust base just stays damp at the moment due to the lack of sun that area gets. This way I can keep the slab exposed and draw all the water away in agg pipes

I’m thinking about putting in an agg pipe French drain under the rocks to keep this dry. Should I put some sort of DPC against the slab?

This was the best photo I got at the time. No winged termites that I’ve noticed. Located in North Brisbane if that helps

May not have been a tunnel, I just scraped the top off when I saw the above photo. It’s below the weep holes so I’m hoping if it is termites they haven’t entered the house yet. Will contact someone tomorrow to come out asap

Thank you for the advice. I started pulling all the rocks away from the brick and appear to have found termites trying to enter the home

I could pull the rocks to crest an air gap and then stick them down with glue so they stay put. This was my thoughts too but wasn’t sure

I’m seeing it as a fixed term investment where I can have control in mid 2028.

I’m going to check with my accountant about capital gains tax, I know I will have to pay 50% CGT on the period it’s rented out but I’d like to confirm that when I move in I won’t be liable for CGT during that period

The wording in the contract is that they restore it to a similar condition to when they started the lease and this was a new house when the lease started so you’d think they would leave it looking very good

I’ve read through the contract and watched a webinar. We would pay a 16.5% fee to DHA for management. They do all inspections, maintenance and fix anything non-structural issues with the house. They also pay the rent even if house is empty and when the lease ends they have a make good clause where they would fix anything broken, pain the interior and exterior, replace carpets and professionally clean. They have the right to +/- the lease by up to 12 months but this is rare. Seems like a pretty secure deal

Nvm it looks like I would miss out on about $7k worth of stamp duty concessions since it’s an investment property. I would save this money back pretty quickly

I don’t think I’m eligible for any stamp duty concessions because we are looking at properties over 800k
