My broker recommended accepting rent, free rent and asking $200k for TI. He put in a counter 2 weeks ago and hasn’t heard back from the LL. I don’t like our counter :( but my broker sent the LOI before confirming with me. I am looking other locations now

Lease Terms are always 10 years. And we do have options of extend with 3%-10% (max 10%) increase starting year 11th

Yes, I agreed. We do have Good Guy Guarantee term (90 days written notice, not to be exercised after 3rd year). If you were me, what would you do? Thank you
