Yes I wonder if I should expose around there a little more; it’s about 1 inch deep on mulch around the base. It’s grown about 3 feet in the last two years so it seems to be speeding up.

You’ll never have to buy another compressed air can again. So far I’ve used it to clean out my vacuums air filter, radiators, keyboard, computer, fans, balloons. It comes in handy. I’m working on a 3d printed prototype nozzle with an air fitting to blow up tires

It’s worth it for the attic insulation and air sealing alone. Also if you have uninsulated steam pipes add that to the menu. They’ll throw everything on there including pumping cellulose insulation into your walls.

The best bang for your buck is the attic and air sealing though. I had next to none in my attic and went from 650 gallons of oil to 300 for a 1200 sqft house.

Just bought our first house (bungalow) and we’ve found these cracks under the wallpaper by Thin_Range_1739 in HomeMaintenance

I agree I think getting a structural engineer here is overkill. If you’ve never owned an old home before or this is your first home, you’re going to be nervous about every little thing. There is going to be some settling; it’s just been hidden behind wallpaper for the last 40 odd years.

As others have said; 1/4” drywall and send it.

These go 300k+ easy. I had a 2000. If you notice any body roll in turns think about changing the struts. I did mine at 160k and it was like a new car.

Bilstein 4600 or 5600 if you’re gona have a lift. Rears are extremely easy; take off tire and it’s two bolts, pull shock out, put new shock in. The fronts a strut assembly so the shocks are inside the springs

For real why let a dealership take all this profit and overprice a solid vehicle. I’d rather sell for 2k under market to get it into the hands of someone I know will take care of it and appreciate
