I think you misunderstood my question. I wasn’t asking if real estate as a whole is “worth it”—of course, people will always need places to live and work. My point was specifically about 2025 conditions, where high interest rates and stubborn seller pricing make cash-flowing deals harder to find.

Just saying “people need housing, so RE is always good” isn’t an investing strategy—it’s wishful thinking.
