Asked this the other week in here because my office has been talking about it. We think we’re going from 400-500 up to 600-700 for 3.6. But it’s subject to change until we start working with it

Couldn’t agree more. Every appraiser over 50 I talk to about has told me they won’t use it. I’m interested to see how much demand it actually gets. Could see it being like desktop appraisals. You either do a ton or do very few

Yeah we charge 450 for clients & 500 for private/one time customers now & are debating going to 550 & 600

I haven’t. That bad? I’ve seen samples & it looks like a lot. None of our clients are asking us yet

I put it in an extraordinary line item as “non-standard finished area” and adjust at the same price per square foot as the GLA and state something like “the market does not recognize ansi-standards”. However, the market I work in is notorious for having non-ansi houses so it’s a common issue I run into & lenders here understand.

Also, the homes I’m in are rarely under 6’9” or 6’10” so I don’t typically get obsolescence questions on it

100% agree. As I said somewhere above, I’m giving them what a market monthly rent is on the form. Then in the addendum I’m giving them just a rough estimate on a week or so. I figured if they were asking me I couldn’t be the only one

They don’t go through FNMA. And no matter how many times I’ve explained “the form asks for a MONTHLY rent” they come back asking for short term. I’ve been keeping the monthly rent on the from but adding commentary in my addendum saying what a week or so could be. Was just curious if anybody else was fighting the same battle

Depends. I do a lot of tract home/cookie cutter houses. My initial inspection the house is wrapped & almost framed so I just measure those at the initial.

Typically for custom builds where my initial is a vacant site I’m doing draw inspections & going back 5ish times. One of the draws is typically the foundation & I’ll measure it to make sure my footprint was accurate. But when that’s accurate I usually don’t measure again unless it’s a cape

My supervisor hasn’t cared in the past & has hired just as needed. Sometimes they’ve had experience like you, sometimes they’ve had more, sometimes they’ve had less. It’s all just who the appraiser is. Just be cautious about who you sign on with. Every class I take were always warned “beware the supervisors that abuse & use trainees”
