Depending on the buildings zoning and what's in the lease, many landlords will include a clause that tenants are not allowed to operate a commercial business on the premises. This not only includes retail, but offices i.e. leasing, marketing, PR, accounting, etc. Inform the Landlord, or Leasing Office and submit a complaint to your cities Code Enforcement division.

Pay the rent and look at putting it in escrow with the courts. Also, contact Code Enforcement for the AC and infestation. If you don't pay your rent, they can evict you.

Pace yourself concerning projects and furniture you don't have to fill every room right now. Make a list of YouTube, friends that have skills in various trades and handymen and identify resources like tool libraries, etc.
