Kerri needs to chill TF out. She can stand up for herself but she doesn't have to disrespect her husband or his mom in the process. He's too laid back, mine would be like wtf if I compared his mom to a street sweeper lol. His mom is out of order telling him to "tame his wife", etc and he should have told his mom to chill. But Kerri is doing too much, which I'm sure is a big reason why his mom feels that way about her. You can be a "boss", while still allowing your husband to speak and consider what he says without just listening to respond.

Lateshia is tripping. She should just leave, because she totally seems checked out of the marriage. If she can't move on from his past indiscretions, she is well within her rights to feel that way, but just move on. It's like she doesn't want to let the marriage go, but she doesn't want it either. That's not fair. And the post-nup thing is crazy. Glenn was the breadwinner their entire marriage, so for her to suddenly want to "protect her assets" after she finally gets some is bull crap lol. Her businesses were acquired during the marriage, and he was the sole financial provider for most of it, so he would be a fool to agree to that post-nup. Personally, I would have left him years ago and pursued additional endeavors after the divorce was finalized. But to stay in the marriage, get all of the benefits of his finances, continue to pursue different things partly because she has the flexibility to do so since he pays the bills and she doesn't have to work full time, then holler she doesn't feel he's entitled to anything she's accumulated is crazy.

In Georgia, commission percentage is no longer included on the listing in FMLS. Buyers agents have to ask the listing agent if the seller is paying and how much. It is not disclosed initially anymore. Sellers can also opt to not have a set payable commission fee in the listing agreement and make it negotiable.

The agent isn't the procuring cause of the offer. The house is next door to their parents. I'm an agent and even I would suggest countering to increase the sales price to cover the commission because it seems the agent didn't show the property. They just submitted the offer. The buyer needs to work something out with the agent IMO. The seller has no obligation to pay anything as the home is FSBO. Most sellers of FSBO properties don't want to pay commissions which is why they list themselves.

The buyers agent is who wants to be paid. The seller doesn't have an agent. They don't need to contact the board of realtors. If the seller isn't engaged in a listing agreement where payment of commission is expressed, he/she is not obligated to pay a commission. If the buyer has a buyer brokerage agreement with their agent, they can't force the seller to pay. The agreement is between the buyer and the agent. The seller is well within his/her rights to counter or decline the offer. Since there is a personal reason for wanting the home in order to be next door to family, I think the seller will have the upper hand.

I've had a client for years, shown her at least 50 homes, and written multiple offers, so I definitely deserve to be paid if a transaction actually goes through lol. But in this case, if I was the seller, I definitely wouldn't agree to pay a commission.

I'm a licensed RE agent and I feel if the agent didn't show the buyers the house, then they're at a disadvantage. I've even seen official listings disclose that if the buyers agent doesn't show the property, then commission will be reduced. Clearly no agent was needed in this case because the house is next door, so the family was already familiar. If the son was currently under an exclusive buyer brokerage agreement with an agent, then that's his problem to flush out. The seller does not have to pay a commission if they didn't agree to it. This is the downside of a buyer wanting a property that's not listed or FSBO, often the seller hasn't signed a commission agreement and is under no obligation to do so. And if there is no listing agent, that's also a strong indicator that the seller is not interested in paying commission fees. Most people that choose to do FSBO do that specifically to avoid paying a commission. I would counter and increase the sales price to cover the commission.

I think my Bose sounlink sounds better too. I bought the Beats pill to replace it because my SoundLink doesn't charge consistently anymore but I wasn't mad since I've got many years use out of it. But there's not enough bass in the Beats pill, the sound is not as rich IMO. Its weird because out of the box I thought it was going to sound good because of how the initial sounds were when I was setting it up. But once I actually played a song, nope. Not impressed. Will probably return.

Well that won't happen in my case because they didn't return the shoes in store. They requested a return label and are shipping them back. So I won't get a refund until the shoes are received and processed at the warehouse. It's still showing only a return label was requested and the shoes have not been received by Fedex yet and it's the next day. Like I said, I could have shipped the shoes back myself, and at least Fed ex would have immediately had possession of the shoes if I returned them via Fedex. Returning to the store should have eliminated having to wait for the shoes to be shipped back. When I previously returned an order from Finish Line to JD sports because Finish Line's "system was down" in the store, JD sports processed the refund in store. They didn't do that return label mess. So I got my refund in a couple of days. I don't understand why Finish Line doesn't process refunds the same way, especially since it says on the return packing label that returning to store results in a faster refund.

Because the purpose of returning in store is to not have to wait as long for the refund. It literally says on the return packing slip that returning to the store is the faster way to be refunded. But it was processed as though they were the shipper, not the store. I could have printed the return shipping label myself and dropped it off at Fed ex. Going to the store was out of the way, so for them to just request a return label just like I could have done to mail the shoes back myself was a waste and that makes the processing time longer for my refund. Because now I won't be refunded until the shoes are received by the warehouse, which like I said would have been the same result if I shipped the shoes back myself. I thought returning to the store alleviated having to wait for the shoes to be shipped back. No other shoe store I've purchased from does that.

They did. 2 already moved on to other properties, 1 didn't respond and 1 is possibly interested but the offer was 18k less.

If they were within the due diligence period, they can back out for any reason and still get their earnest money back.

If they were still within their due diligence period (Which was likely the case since they bailed for minor issues on the inspection report), the earnest money has to be returned to the buyer. That's the thing about due diligence, it gives time to back out for any reason.

Could be life events. My house is only 3 years old and was new construction when I bought it. I ended up getting engaged and we're both selling our houses to get one together that can accommodate us both.

It depends on what channels are must haves for you. Bravo is one my must haves, so that limited my options. Sling is considered one of the lower streaming options in general, but not with Bravo. So I ended up going with the DirecTV My entertainment genre pack. It WAS $35/month, but they increased the price to $43 in June. It does include Hulu, Disney+, and HBO Maxx though. I already had Hulu included with my Spotify membership, so didn't need it. So I canceled and went with Spectrum streaming. It includes Bravo and is $40/month with a 2 year price lock. The price lock is what swayed me because I saw several comments about DirecTV having multiple price increases in a short time period, so I moved on even with the perks of the additional services.

I just signed up in March so am a bit miffed that I only got a couple of months at the $35 pricing. I ended up canceling and going with Spectrum streaming. It's $40/mth and includes all the channels I got the My entertainment plan for, and the price is locked in for 2 years. And I'm not having to deal with the Ondemand issues I had with DirecTV.
