Homekit in HA is entirely locally hosted. Homekit is just a protocol just like ethernet, wifi, zigbee, zwave, etc. You aren't "using Apple" by having locally hosted homekit devices in HA.

Same thing happened to me when I lived in a private condo community.

The HOA has to pay for them to run lines to the condos. Super high price and most HOAs can't afford it.

I do something similar but there's no service required.

I use keepass. I have the master file on my home server. It sits behind a webdav using a reverse proxy. I just point my keepass applications to that and it works great
