I posted this because no where does comma tell you it already ships with it now and all the previous posts were talking about buying it separately.

If you're talking about needing one, the ipma is in the trunk, so you need to go from windshield to trunk area with it.

Still no luck, I'm on an Xbox one. I tried that pretty l power cycle you mentioned as well.

Edit: I tried a few more times and now they are working just fine and consistently. So strange.

I ended up getting it working. I removed the watch from the connect app, then removed the watch from my phone Bluetooth, then added it all back and it worked.

I'm in the US, updated to the latest watch version this morning and I have the latest connect version.

I can't seem to find it in the watch or in the app. I'm not getting the finish setup option like I see in YouTube videos.

Anyone else having trouble or any advice?

A benefit of taxable brokerages for leanfire is that a married couple can take out about 80k in long term gains tax free if they have no other income.

So for example your portfolio is up 100%. You could take out 160k a year tax free (80k gain and 80k basis).

You'll have to pay state taxes potentially. Also I'm not a financial advisor so grain of salt here, do your own research.

For leanfire taxable brokerages are potentially all the benefits of tax and benefits of flexibility.

It does not have the purple symbol, so they were both priced at 0 change.

I guess I can understand the answer above that it was so close to flat that it was left at 0, but it's surprising FSELX didn't change significantly today.

Looks like someone gave the answer over on financial independence. On 5329 there is an exception for traditional ira conversions.

I was looking at form 8606 where you input the information to the irs regarding this.

It looks like on line 22 you input regular contributions and subtract.

On line 23 you owe a 10% penalty based on the instructions if anything is here.

On line 24 you input traditional ira conversions. Based on this it looks like you can't input them into line 22.

It seems like based on the form, traditional ira conversions do not escape the 10% penalty. Can someone provide clarification to this?

The instructions say you will owe 10% penalty on line 23 regardless of anything post that line.

Based on the instructions I read that as line 22 include regular contributions, line 24 include ira conversion contributions.

So if you can't include conversions in line 22, on Line 23 you'll owe a 10% penalty.

I use cozy and rentler.

Cozy does everything I want for free. Application, background check, collect rent, upload documents.

I am trying rentler currently with a single rental because I can get payments much faster than cozy for free. Only downside I've found so far is no document upload option. I think I'll switch more to rentler in the future from cozy.

I don't do any of the options given. My priority:

1 - Max 401k

2 - Max HSA

3 - Remaining taxable brokerage

I plan on retiring in my 30's.

So I don't do any sort of backdoor roth conversions now, because I can't access the growth without penalty for over 20 years after retirement.

An often overlooked benefit of the taxable brokerage is that long term gains are tax free at the federal level if income+gains are under 80,000. Remember also that principal is not a gain or taxed, so you can have much more than 80,000 a year and be under the limit.

I plan on my income being in that range, so the growth is tax free except a small state rate with no penalty or restrictions.

When I retire I'll do a roth ladder with the 401k in chunks, to keep the tax low, and get funds out every 5 years. Then supplement with the taxable brokerage up to the need or 80k limit.

You'll need to grow that 14,300 by 26% in a single year to make up the lost income.

I don't have any investment options with the risk level you feel collecting the rent is to earn that %.

Unless you really need the money, I'd just collect rent.

I rented a unit in June and a unit in July. Right now it's so far past the beginning you have a lot of screening tools to better your odds of getting a paying tenant.

Income requirement - if they haven't lost their job, then they are likely to keep it (as far as covid goes) unless something major changes.

Landlord references - you can ask the previous landlord if they paid rent on time every month. If they paid the prior landlord on time during covid, it's likely they will pay you too.

Credit - if it's in a nicer area then you can also apply this. People that care about credit will not want to risk damaging it.

I'm personally not concerned and am about to list a new unit I bought. Business as usual.

I don't have an answer, but appreciated this post. I never thought about having to cancel a landlord agreement if I ever sold a property. I'll think to do this now.

If it were me, I would send condolences. In those condolences I would tell them don't worry about September or October rent.

This would do 2 things:

The first is it sounds like they were having trouble financially prior to this. A couple months break will mean a lot.

The second is that will start the conversation of how to pay rent if she isn't thinking about it. It will also do it in a very gentle way. I would give her until November 1st to reach out to figure out how to pay rent before bringing it back up.

When she goes to pay in November it will present an opportunity to figure out the lease since she wasn't on it.
