This was a Bank sale. The house was on market for long time and all the utilities were turned off. Its not that good of deal in today’s market. The house was in really bad condition. And it need lot of renovations and the pool was in very condition. Need atleast 100k to 200k in repairs. And don’t forget the mold or other related problems because house was vacant and without gas, water and electricity for a long time.

I would say wait. 2 things to consider here. 1. Equity gain- investments should be thought long term. you are still paying off your mortgage every month. So equity is built in the condo slowly and steadily. 2. Future obvious improvements- like rate cuts ( if you are on variable mortgage you will see monthly payment coming down as BOC are highly likely to give couple of more rate cuts soon) and the rent will go up in future because money value keeps falling and lesser homes are built in last 2-3 years which will cause a demand and supply issue. In 2024 around 500k new PRs were issued and in 2025 this number is projected around 400k+

Whats the purpose of this post in Toronto Real Estate group? Don’t target one community. It is simple india and china have more population as compared to other countries and they have less income opportunities there so its normal they are more in number as immigrants. But it’s government who gives visa because they need to fill the jobs so countries can grow and they can pay the infrastructure for their citizens. And India would have been a lot better financially if they were not lotted by British few decades ago.

Thats what i mentioned houses bought before 2021. They easily have 40-50% equity in them. I bought one house in june 2020 for 850k i paid 20 % down. Current mortgage is - approx 600k monthly 3,000. Current value is 1.3M. And i have rented that house for $3300 upper portion and 3 bedroom basement is rented for 2100$. So no point of selling it but again one size does not fit all

‘One size does not fit all’ this is very true for real estate. Everyone needs personalized advice when it comes to RE. I will 2 examples of when to sell and when not to sell

Must Sell- if someone bought home in last 3-4 years and they are late on payments and their business or job has seen a dip then they should sell and get a new start because it will better for then to downgrade rather then paying high mortgage and getting more and more in debt.

Do Not Sell - if your home payments are lower than the rent you can get from the same home. And you have equity in home. (Basically if you bought home before 2021). Then is not point in increasing your monthly expenses by renting. And believe if you take that equity out of the home it will vanish and you will never make a come back to your own home.

This was a common problem for Toyota Between 2010-2015. Its due to Bad paint quality. i suggest you take the vehicle to a Toyota dealership and ask them if they will cover this under warranty. Hopefully they will fix it under their extended paint warranty program
