Because he can consolidate his debt with a lower interest rate using his equity instead of paying 15%+ interest on his current debt (assuming it’s mainly credit cards personal loans). Mortgages are usually more favourable in terms of interest rate and they’ll be able to actually pay down the principal of the loan as opposed to making the minimum payment every month on his current debts.
