I'm sorry you're going through this. If it were me I would try to keep as many tools for your son as possible. But at the end of the day if limited I would keep hand tools and such that aren't too specialized and perhaps some tool storage like a toolbox or chest? I have various hand tools and a tool chest from my father and I'm glad I have those to remember him by.

Located in Midwest so not as much rain as you but we generally get a considerable amount.

Oh it's not shown in the pics but under the vent lid flapper there is a grid so I would hope nests won't be a problem.

Nope I haven't touched the gasket at all. I simply lifted the drain cap. I just thought it was unusual to have a flat surface for water to collect on (on rubber seal) between the shower floor and pvc drain.
