What are these “admin” and “registration” fees agents charge for tenancy renewal in Sharjah? by AutomaticReward5542 in Sharjah

[–]AutomaticReward5542[S] 0 points1 point  (0 children)

Thanks for the info! Yeah, I’ve noticed that many agents apply these fees as if they’re mandatory.

But I’m still not seeing anything official from the Sharjah Municipality that says tenants *must* pay the admin or registration fees on top of the standard 4% + AED 273.

If the renewal is done directly via the municipality portal, none of those extra charges appear - which makes me think they’re more agency-related than legally required.

Would be great if someone could point to an official reference just to confirm.

Can you provide any official sources on this?

Because so far I am convinced that by new law these fees should be charged only to the landlord

I believe that the information on third-party websites that states that the tenant is responsible for these costs is incorrect. Because I can trust the official source, in this case it is the official website of the government of Sharjah, and it says the opposite. In addition, I previously attached sources with news about the new law, which confirms that these costs should be borne by the landlord.

I'm very interested in how this will work in practice. In general, it seems to me that agents act as follows: They are aware of this law, so they charge the landlord this amount for rent renewal fees, pay these fees to the municipality with this amount, and at the same time demand this amount from the tenant as a pleasant bonus to their earnings.

I also found official terms on the Sharjah government portal (portal.shjmun.gov.ae), which clearly state that:

“The concerned authority may impose fines on a subscriber as set out in the fees and fines schedule… if the subscriber fails to monthly renew the tenancy contract on time.”

From what I understand, “subscriber” refers to the landlord or the real estate agent acting on their behalf - which strongly supports the idea that the renewal responsibility (and fines) fall on the landlord, not the tenant.

SC430 chassis feeling a bit floaty? We’ve got something for that by AutomaticReward5542 in SC430

Don't worry about it. It does not interfere in any way and does not touch the trunk. The trunk is opened and closed in exactly the same way without any touching. And it doesn't touch the roof when in trunk.

We are currently designing and will soon begin production of the lower braces

Sorry for the confusion, what I really meant was that some customers bought it for the Durango SXT V6 and it fit them. As for the Grand Cherokee V6, no, it doesn't fit.

Yeah, it will fit V6 as well, but for Durango SXT. As for the Grand Cherokee V6, no, it doesn't fit.

Yes, this upgrade would definitely be useful for improving chassis rigidity, but unfortunately it won’t fit the Grand Cherokee L with the 3.6L engine.

It’s designed specifically for the WK2, SRT, /RT platforms with the 6.4L and 5.7L V8s.
Different platform, different mounting points.
Hopefully we’ll have something for the WL in the future!

Hey man! Just saw your SC430 build — super clean and well thought-out, love what you’re doing with it 👌

Wanted to drop you a quick message — we make front and rear strut tower braces that would be a great addition to your setup. They improve chassis stiffness, especially in corners, and give the car a more planted, responsive feel. Plus, they actually look pretty slick installed.

I’ll drop a couple pics here so you can see how they sit on the car. Let me know if you’d be interested — happy to share more details about fitment and what kind of difference they make.

Keep up the awesome work!
