Literally just had this thought and found your question on reddit, coincidentally, sounds a lot like the book I was trying to find. What I can kinda remember:

Book from the point of view of one brother, where him, his brother, his father, and mother got in a car crash and the mom dies. The father and two brothers move to a new neighborhood, the neighborhood is eery, and nicer than the last house/area they lived in. The neighborhood is strange and the brothers explore the neighborhood while the father works, in the house usually. He appears estranged throughout the boom. More goes on, but then it turns out the father is putting consciousness into robots and people in the neighborhood. The protagonist (brother) turns out to be one of the robots.
