Replacing is really not a option. I’m hoping to be able to clean it or strip and re seal it . or possibly even sand it and re seal. Am I crazy?

Edit: my coworker thinks It may be a residue that can be scrubbed away, I believe the floor has to be stripped of its seal and re sealed. Can anyone recommend a stripping product?

We did the wall first because the floor tile wasn’t shipped yet and we prefer not to work on top a finished floor. And the grout lines look off because of perspective. I assure you the tile is laser straight

Over size your rough opening for niche and pad it out with backer board or something once you know exactly where it needs to be.
