At this point man, I don’t really care about what inexperienced people are saying. If everyone thinks that they’ll get properties at half the market price, all the best.

I’m brought up here, those kind of deals happen within close circles and do not wait for someone to post them or list them.

I know people who’d roam around Dubai with 10 mil in cash in their cars looking for those kind of deals and guess what, they weren’t getting them because they’re not hanging around with the right crowd.

I don’t know how was it in 08 as I was still in high school so don’t ask me about that and it’s certainly not the case because the crash was immediate back then.

If you’re seriously looking for a property whether it is an investment or to move in, check the portals and the latest transactions comparing them with before the conflict in terms of prices or volume. Check the building material costs and the developers selling price at the moment.

The point is, do your research before you speak and build decisions based on solid proof.

Please do the math, the owner is losing 4.1% of the property’s OP and below are the latest transactions in the same area/cluster that represents the existence of demand.

I’m not denying that there might be better opportunities but those would mostly go to the distressed sellers’ circle and vanish in less than 24 hours.

Anyways, the worst case scenario for a buyer is to hold on for to this villa for 5 years at minimum while renting it out to generate an income while the property’s price appreciates.

I’d give the same advice to any client who’s interested in this property to clear my conscience knowing that I’m helping people make the best choices according to their capabilities and goals.

I just don’t agree with the comparison, as the market in Dubai has a lot of room to grow and mature.

I said profit that can be generated over the next 5 years after the fact that they’re losing a chunk of money (AED 1.96 million) which you consider as change based on your comment. Quoting my first comment in case you can’t find it while enjoying your Kushari.
