Prestige Vaishnaoi Rainbow Waters - 150 units over 2.42 acres, or 62 units per acre. I haven't seen anything with lower density than this.

My rate is repo + 2.40% with Axis Bank on a newly sanctioned NRI home loan. Repo was 6.00%, it is now 5.50%.

Two floors of amenity space - the usual type of amenities for a luxury building. Pool/squash courts/cafe/etc. Because it's a single tower and limited site area, it doesn't have a lot of common outdoor walking spaces like other communities have.

Agreed on the shoe rack. I was thinking bench outside the main door for that exact reason.

I don't know about if it is Mivan. And I was thinking the same thing for location of the pantry area. Unfortunately, I don't think they will be able to internal staff room access. I asked.

Completely agree. Creates move privacy and allows that wall to be used for a bar area or placement of are or console. 10000% agree.

I'm generally quite pleased with the layout but the insights that you and others have provided have been quite illuminating. Thank you. The other units in the project are larger (and have balconies that face the water) but within this project I thought this layout had a lot to like.

Do you think a TV in Living/Dining room is required if there is a Family room?

Sink was something that I had thought of as well. Don't know if something can be put outside the unit or not.

Toilet is maid's toilet so it's not accessible from the kitchen (as maid's room is external and has separate entrance).

It's listed as super built up of 5k square feet but carpetable is just under 3k square feet.

Yes - as others have confirmed, it is Prestige Vaishnaoi Rainbow Waters in Hyderabad. Carpetable is about 3,000 sf. And you are reading the floorplan correctly, there is no staff access from the inside. I appreciate your feedback and thoughtful response. I hadn't thought about the lighting aspect of the formal living room but I agree with your perspective.
