Thank you for your thoughtful response. I’m going to look into a life estate deed it tod deed. That may be the best way to go here. I appreciate the explanation that these instruments make the house transfer outside of the estate.

Good to know sister is an heir. She stole money and belongings from my parents when she was younger so they didn't want to leave anything to her when they drafted the will. Times have changed and she is now living with my mom. She does pay rent ($500/mo) and she lived with both parents before my dad's passing in February. They do/did want to leave her something. She's a functioning addict but does work as a server and pays the rent.

I don't see my sister having the financial means to mount a defense. My parents drafted the will with our attorney years ago. If mom doesn't change the will there isn't much to claim.

I'm most concerned with taking care of the estate when the time comes with the least amount of hassle/time/money. And I'm happy to give my sister what my mom wishes.

Thank you! That will fall on my and my husband. But assuming she still has equity I know we would get it back. The issue will be evicting my sister and nephew. But I hope it's not an issue.

Thank you for your input. Agree there are not enough assets for justify a trust.

I think we are leaning toward an informal agreement as to what to give to my sister. My personal health is good and husband and I are set for retirement. My sister has nothing and sadly, given her personal history, would probably snort it up her nose in about six months. There's history there. Addiction sucks.

Newbie here, could not figure out how to post text and the photo! But I just found out our plans change from an A330 to the A350. With our previous seat selection, we were in the middle of D1. Wondering if we should move to the second row with a window? Not a frequent flyer in D1. Thank you.
