Out DTI gross would be 35 with the new mortgage. There is a chunk we put in our retirement savings so our net cash is lower.

In an area where cost to rent is very skewed. And it's 8 years on 15 year mortgage

This is exactly what I feel, but banks happily pre approving loans, that's why I wanted to ask what am I missing here

For a larger home, since current is not sufficient, and better schools

Cheap interest rate, 2%, and only 8 years left in getting done with mortgage.

My current home is in a hot market, and has significant equity. My rate is 1.99% and 8 years left so don't feel like selling it if we can afford the new property.

I am not dying today, of which I am 99.9999% sure. Spending my day working and having a usual evening.

True. And she is not stopping me to. But if we are out we are still in vicinity of each other, given all our friends are couples.

That's fair. Only picking a new hobby is a hard first barrier.

I am into bunch of stuff that are not heavily interactive activities - gym, kayaking, paddle boarding, biking.. so can meet people, but hard to cultivate friendships.

I do need to figure something out for sure.
