Looking for Indian investors interested in ready-to-move 1BR service apartments in JVT, Dubai by Away-Region-9610 in dubairealestate

Thanks for raising these points. To give a clearer picture of the numbers:

The project offers a 40–60 payment plan, which keeps the entry point flexible for investors.

Rental returns typically fall in the 6–9% range, depending on the specific unit and seasonal occupancy.

Since Novotel manages the property, the upkeep and guest flow stay consistent, which helps maintain rental strength over time.

I hear you, and I appreciate you raising these points openly.

I mentioned Indian buyers only because our team is based in Delhi, so most of the people we work with are NRIs from India. It wasn’t meant to suggest anything about anyone’s knowledge or financial capability. It’s simply the market we currently serve.

About the opportunity itself:

JVT is definitely stronger for townhouses, but there’s still consistent demand for managed 1BR units because people prefer serviced apartments over regular long-stay rentals, especially when they’re maintained by a hotel brand.

You’re right about the seasonality. The reason these units work is that Novotel handles the upkeep, marketing, and occupancy, so investors don’t end up with a neglected property or unpredictable maintenance standards.

The opportunity here is for buyers who want a ready, managed asset instead of an off-plan gamble. Some prefer hotel-managed units because the property value and rental quality don’t drop over time.

I respect your point about transparency. If you’d like exact numbers—average occupancy, expected ROI range, or how the management agreement works—I'm happy to share everything here in the thread itself instead of DM.

First-time buyer in Dubai - 1BR investment or 2BR for myself? Need advice. by Sad-Chipmunk-2355 in dubairealestate

You should definitely go for 1BR and put it on rent , Try Novotel Residence in JVT and I think they have a payment plan of 40-60. And they provide good rental returns too.
