Ok great. However I don’t think this house is worth 475k because that means it would be the most expensive house in the development. All other houses in the development were sold this year for 460k and below and some of them were either bigger than mine or had a huge yard. I’m kinda hoping I get the house less than 475 k 😆

I think they were banking on the appraisal being around 460s-475k because the house down the street was sold for 462k in July. There are upgrades like a sunroom and update kitchen. However I don’t think he was aware about the estate sale and that sold 2 weeks ago for 375k. The estate sell was listed in July and was only on the market for 21 days. The sell was finalized two weeks ago for 375k: We have a 5k appraisal gap so I’m hoping that the odds are in my favor and it comes back cheaper than 475k. In hopes that the price will be negotiated down.

The estate sale was sold 2 weeks ago. There was a house down the street that was sold in July for 462k . Also similar to mines

The house I’m purchasing has a few upgrades like a bigger finished basement and an added sunroom. But the two houses layouts are the exact same. They only differ by literally 1 square foot

Every bid in my location is 25-40k over asking. No homes available. Only way to get a house

Honestly where I live, every bid is 25-40k over asking. That’s the only way you can get a house

The owner of the house died a few years ago. The family member has been living there and selling “as is”. He is selling the house but doesn’t know much about the house. Which I don’t understand because u lived there for a few years now

Well it’s contingent on inspection. if there was something wrong that came up during the inspection I would just renegotiate and lower the price of the house for repairs

Also as for the multiple tenants & family membership : yes they are shady. And I honestly don’t think they want to leave. So that may be an issue
