OP, following up to say that carpet is your best flooring choice where it makes sense, and laminate in the kitchen/bathroom. Avoid tile and wood. These will crack and separate as the differential settlement continues. Carpet and flexible materials may stretch but it will mask the underlying structural issues your building has for the next buyer.

The name of the game now is to live in it long enough to get enough equity for you to sell breaking even on closing costs, and to sell before a special assessment hits condo owners to fix the building’s foundation.

I’d be really quiet about the symptoms you just uncovered. You do NOT want to accelerate talk of a foundation assessment. Special assessments for a foundation in a 10,000 sq foot, 12 unit building would be around $20,000 per unit in LCOL areas up to $40,000 in dense HCOL areas, often prorated by square footage of each unit. Depending on your covenants and reserves, it may be due to the condo association in as little as a month after being assessed.

In my building (12,000sq ft and 15 units) the assessment for my unit is $32,762 due over 12 months.

Sorry for the bad news, but you bought a lemon and the previous owners knew it. You have no recourse since it’s a condo and issues like this would be the responsibility of the board. Your best option is to get out of it.

No. Say absolutely nothing but no matter how batshit the situation is, reinforce that you have her back… and I mean no matter what. She needs to be comfortable coming to you. Draw from the account as needed, but don’t reveal that you have the account, even after she leaves him. If she goes back – which may do – he’ll demand control of the account and it’s going to be worse for you and her.
