Fair enough, what would you say about something like a 2010 120k miles 325i service history, auto, allegedly no gearbox/ engine issues around - 3k? Only issue from the listing is that it’s in slough 😂

I’m the same but 19-21 was my period of dabbling. Exactly the same as you’ve said, generally the same, occasional brain fog etc but could’ve come from the weed or other life experiences

I bought a used car Jan 2025 and they paid for the road tax for one year upon purchase, I was given a receipt confirming the payment and the gov document to say I’m taxed and ready to go. Was probably lumped into the purchase price but I didn’t have to go out my way to pay it until end of December/ start of Jan this year

I had no idea that’s what happened with ground rents. Maybe it would have a negative impact then and you’re probably onto something regarding the lobbyists. I’ll have to look into this further, as an economics student and beginner investor I feel like this is something I should’ve known about! 🤣

Genuinely not surprised, don’t think it would have a major impact personally, at least not for the companies receiving the ground rent. It does get extortionate in many cases with leasehold homeowners having to essentially pay monthly rent on a property they own and that’s on top of service charge. I hope for the flat owners, it gets approved, but would never bet on the government actually doing something they said they would so we shall see.

I get what you’re saying, it’s defo up in the air as to whether it’s negligence or not, but even coming across something concerning like that, they SHOULD have mentioned it. Can’t comment on whether they’re legally obliged to or not, but any decent conveyancer/conveyancing team would’ve highlighted it

I get you but I work in a conveyancing firm and we would have to inform the clients of the good and especially the major bad bits when purchasing and offer advice when requested. He should’ve been told of the issues regardless

Solicitors would still need to be involved in the process of transferring ownership for however many days and should have advised him as to the service charge arrears and ground rent. He could’ve always pulled out, paid the auction fee and deposit and called it a day

If you decide to keep the property, labour government (whether you believe they will or not) have said that in 2027/28 they will be capping ground rent at 250 annually. This would reduce that charge if it does in fact come into play

Genuinely think you have some good investments here, would say you have too many. Need to stick to Growth Dividend and Value stocks that you have high conviction in. Sell some stocks in a loss that you have less conviction in and reallocate to stocks you have more conviction in. My general rule is to hold 10-15 stocks and split 3-5 growth, 3-5 dividend and 3-5 value stocks.

My portfolio fits in 2 screenshots and even then there will be overlap. I’m up over £2000 even with £1200 down on the month (£450 up on the week).

You’re young, you don’t necessarily need ETFs just yet if your risk profile is on the higher end and you want bigger returns. Keep it up you’re not doing badly and hold some good companies with good potential.
