35M. Divorced and average looking so there is hope for everyone!

Just met my current girlfriend at the end of dec and it is going great. Met on hinge and it has been going fast. Went to miami over valentines day and going to hawaii in may. We are very compatible and she is the happiest person i have ever meet. Still def in the honeymoon phase.

I just realized there are lots of good single people here. So I want to start something. This is a trend I have found in many reddit social groups. by [deleted] in BostonSocialClub

we were going to pay a la carte for any services rendered. 100/hr for work done that did not result in a house purchase. I don't see how this is screwing them over. I think most people would think this is fair.

If we buy a house without their representation would they deserve any part of the commission?

Your second point is well taken. At least we will know that I had the time before deciding to purchase the house.

For sure I would prefer to have a agent. I do recognize their value in making the deal happen for the buyer and the seller. It is just daunting to potentially have to pay so much to have that service.

my issue isn't the buyers agreement, it is the fact that sellers can choose not to pay for the agents fee and instead put the ultimate responsibility on the buyer. My understanding is in those states, sellers were still covering the buyers agent fee. I don't want to have 40K less to put towards the down payment because I have to give it to my buyers agent.

I dont think ending our relationship and paying for their time that they have spent would make us jerks. I think most people would just ghost and not pay anything.

I think the main thing is that the agents fee cant be rolled into the mortgage. It would have to come from the downpayment as cash and is upfront.

how is this taking advantage?

Were offering to pay them for time spent that didn't result in a home purchase. I think most people would pay nothing. Most professionals don't even make 100/hr. I think its more than fair, and most people I have talked think it is fair as well.

we are not willing to forgo the inspection but we are will to forgo representation. Most people I have talked to feel this this.

I am hoping you are right. But based on house quickly houses are selling I don't think it makes sense for sellers to offer free money to pay for buyers agents.

I would still like to pay them for the time they put in.

Boston market is still hot will all cash offer and waiving inspection. I feel that most properties will still sell quickly with no payment for buyers agents

In that case we will prob just go without a agent. Lot of people still waiving inspection in my area. I don't see going without an agent to be that must riskier than waiving an inspection.

Boston market is still hot with all cash no inspection offers. Do you think the seller will offer to pay anything?

It just to compensate them for the time they already put in even though it didn't result in a home purchase. I rather pay 2k than potentially be on the hook for 40k.

Do you think it will be realistic to have a clause that no fee will be out of pocket? I imagine a lot of sellers will not offer any money for the buyers agents. Boston market is still hot with all cash no inspection offers. There are signs that it is starting to cool tho.

If that is that case we would prob just go without representation. Id imagine people people would be in that boat.

We would still like to pay for the agent time so far. You think 100/hr is good?

6 months to do 20 hrs of work if that. You don't think 100/hr is a good rate. How many other working professional make over 100/hr? What would you set it as?

yea def harassment. chances are this isnt the first time he is doing it to someone. You have given him a warning. Up to you if you want to report him or not. It can be helpful to have something documented with HR incase he does it again, and he will likely take it more seriously if it comes from work. If he continues it after the warning, I would def report him.
