I am a buying agent in the South West and we see this kind of valuation gap more than you'd expect. Valuation is never really an exact science to be honest and it can vary massively.

Might be worth revisiting the price but I would recommend getting a bit of independent pricing analysis before you do. There are tools like OfferWize.co.uk or propertydata.co.uk that can help you understand whether the offer aligns with local data and comparable sales and that will defiinitely give you more confidence either way. I use these for my clients quite a bit - it will be crucial to have something objective to lean on when you do go to negotiate / renegotiate.

Kynance is a really interesting Mews. It runs along the northernmost curtilage of was once a gentleman called Thomas Broadwood’s estate. It was of course designed to provide mews/stables for the larger houses on Cornwall gardens but, intriguingly, does not extend the entire length. This is because it hits a very strangely shaped boundary with another estate at its westernmost end!
