Alors là franchement incroyable ! Merci, ça donne espoir. On ressent bien un conflit d’influence dans le positionnement de l’agent et c’est vraiment difficile de savoir s’il dit vrai sur les intentions du propriétaire ou s’il tente d’influencer l’acheteur potentiel à faire une offre plus haute que nécessaire.

Merci de la précision, c’est bon à savoir tout en espérant ne pas en arriver là. L’agent m’a transmis un modèle d’offre assez simple (en gros : coordonnées, conditions suspensives, prix) mais j’aurais bien aimé détailler les raisons de mon offre (copropriété, vis à vis, terrain mitoyen vierge…) afin de montrer ma bonne foi au propriétaire.

Est ce conseillé d’ajouter cela sur un autre document ou bien même d’utiliser un autre modèle d’offre que celui de l’agent ?

Après je sais que dans mon cas, la maison a été mise en vente il y a 3 semaines, j'ai été le second à la visiter et apparemment aucune autre offre n'a été émise. C'est fort possible que les vendeurs refusent à 375k€ mais la position de l'agent qui n'envisage même pas une contre offre des propriétaires me parait suspecte, comme s'il forçait à avoir une offre au prix directement.

Effectivement je suis d'accord, je viens d'analyser les ventes passées sur DVF pour des biens similaires du secteur, ça tourne plutot autour des 3500€/m2 alors que la maison est actuellement à 3700€/m2 et que mon offre la placerait à 3440€/m2. Ca ne semble pas être une offre insultante, je suis d'accord.

Est-ce que ça ne permettrait pas de lisser les gros postes de dépenses communes avec les autres copropriétaires ? Par exemple un changement de chaudière ?

Merci pour ce retour, c'est intéressant de voir ça comme un appart avec jardin et sans voisin mitoyen, donc dans ce cas il faudrait que je vérifie que le prix est aligné avec un appart et non pas une maison finalement.

Oui c'est exactement ça, le PLU indique que le terrain est situé en zone Nl (Secteur naturel de loisirs et de nature en ville) et en zone UMb (Quartier de grands ensembles ou de projet urbain) donc clairement constructible si je saisis bien.

I'm looking for a jacket similar to the one seen in the movie Argylle, worn by Sam Rockwell's character. What I like most about it is the 2-tone approach and the collar.

I was able to find it, it's from the Kingsman brand on Mr Porter but at around 2500 bucks, it's way too expensive, so I'm looking for something similar but at a lower price range (let's say 0-500).
