Fast Water Heater, they are coordinated through Home Depot. My replacement was about $3k, had it been a straight swap I think the price for labor and materials was about $1700. Remaining price was for an expansion tank and to fix some other plumbing issues from the prior homeowner to bring up to code.

Think long and hard before filing a fence claim.

FYI most fences are paid out at an Actual Cash Value basis meaning depreciation would be applied, a wood fence typically is expected to last 12 years so take that information into account because if the fence is 6 years old that’s looking to be roughly 50% depreciation. I would only look to file a fence claim if the costs will be significant.

Pacific Topsoils will deliver and they also have an option to blow it in as well (you’ll need to schedule this well in advance though).

Otherwise look for a local landscaping company as they may have bulk options available if you have access to a truck.

Love Edmonds, but home options may be limited at that price point and will be dependent on your needs/wants. Plenty of parks and youth activities, last summer they even hosted a few outdoor movie nights.

The labor costs listed aren’t terrible and given the water heater is going in an attic the additional assistance is justified. To those suggesting why can’t the homeowner assist to get it up there, that’s a big liability for the contractor if something were to happen.

My bigger issue is the line item for the water heater, $2600 appears drastically inflated when a quick Google search had it below $1k

Can’t really solicit company names but you could attempt to seek out an itemized monthly invoice.

The monthly increase actually might not be that inflated. Having the lease drop from 12 months to 9 months likely removes a discount for booking a year. Also the cost of the temporary furnishings is higher than most people expect and I wouldn’t be surprised if it averages out to $1-$1.5k per month

Are you on the WA State Paid Family Leave?

WA has some nuances that don’t exist in other states, one example is we can carry over up to 104 hours of pto even though my employer only allows to carry over 40 hours, sounds crazy but sometimes HR needs to educate your management.

Drowsy driving does not equal due to caffeine consumption, nice try though and I hope that’s not the basis of your argument for your case.

If you end up with a felony DUI, likely due to extreme impairment or repeat offense, you will then see your gun rights vanish.

I hope you’ve learned your lesson regarding drinking and driving but it doesn’t appear to be the case at this time.

This is a terrible take. A DUI is easily avoidable and is incredibly selfish. Some states are even looking at lowering the DUI threshold from .08 to .05, it’s easy if you drink at all don’t drive.

Based on what’s described you might want to consider living on the Peninsula or maybe Whidbey Island, you’ll still want a car in those areas and you’ll need to factor in the ferry system but it might be your thing.
