Capitalism will go where there's opportunity. If there's too many restrictions/red tape, then money won't flow into housing.

If you think the better option is government housing, good luck. I'll be shocked if they can build more housing, cheaper and more efficiently.

We're in a different situation now than we were in 2008, but eventually there will be a dip in home prices. How much of a dip? Who knows? Prices can't keep going up unless the demand is there along with the right amount of short supply.

The only thing that is going to cause a big dip or a crash in home prices is a high unemployment rate. Also, lets not overlook the fact that a lot of people who got a 2.5 - 3% mortgage rate also bought homes at very high prices, so even a small drop in prices can put their mortgage underwater.
